Third-party costs (bank, valuation, government fees) still apply as normal, and we itemize them for you before you commit. No surprises, ever.

Why not just go to my own bank?

Your bank can only show you its own shelf. In today's matrix the gap between the sharpest and the most expensive comparable offer is over 1% — on AED 1.5M, that's roughly AED 850 a month. We put 17+ banks in competition for you, and we know each credit team's unwritten preferences.

How much can I borrow?

Up to the point where your total monthly debts reach 50% of income, at a maximum 80% of the property value (85% for UAE nationals, first home under AED 5M). Our borrowing power calculator gives you a number in 30 seconds; a pre-approval makes it official.

How fast can I get approved?

Pre-approval on a clean salaried file: typically 2–4 working days. Full approval to transfer: usually 3–4 weeks. Self-employed and non-resident files run a bit longer — we'll give you an honest timeline on day one.

What's the minimum salary for a mortgage?

AED 10,000/month opens the market's most competitive banks. A handful of lenders consider lower with strong profiles. Self-employed income counts too — it's assessed differently, not excluded.

Can I get a mortgage as a non-resident?

Yes. A focused set of banks lends to non-residents at up to 60–65% LTV, entirely remotely. No UAE visa required.
