The process

No mystery. Just a sequence.

A ready-property purchase, end to end, usually takes 3–4 weeks once you've found the home. Here's every step — and who carries it.

  1. Day 115 minutes

    The conversation

    Phone, WhatsApp or coffee. We map your income, obligations and plans, then tell you plainly what's achievable — including anything that would be smarter to fix first (a card limit, a timing issue). No documents needed yet.

  2. Days 2–4We drive

    Pre-approval

    You send four documents. We package the file the way the chosen bank's credit team likes to read it and submit. A written pre-approval lands, valid 60–90 days. Your budget is now official.

  3. Weeks 1–8Your pace

    Find the home

    House-hunt with a locked budget. Sellers and agents treat pre-approved buyers differently — your offers carry weight. If your approval nears expiry, renewing is routine.

  4. Week +1We negotiate

    Final offer letter

    Once you've signed an MOU on a property, we take your file back to the market — sometimes the best final terms come from a different bank than the pre-approval. You sign the offer letter knowing it was competed for.

  5. Week +2We chase

    Valuation & conditions

    The bank commissions an independent valuation. We manage access, paperwork and any conditions on the approval. If the valuation comes in low, we handle the renegotiation calmly.

  6. Week +3–4Keys

    Transfer day

    Trustee office appointment: the bank releases funds, the DLD registers the title, the seller hands over. You show up once, sign, and leave with keys. We're in the room.
